New Area of the Future


      Bangkok is about to go through major changes from the development of mega transportation project In 2029, there will be 10 BTS/MSRT routes expanding over the distance of 500 km in Bangkok and peripheral area.


     The expansion of BTS/MRT network will reinvent urban development as there will emerge new locations of high potential. Recently, Urban Planning and Development Department of Bangkok Metropolitan Administration is conducting the fourth improvement of Bangkok urban plan by using the BTS/MRT network as the indicator for development. Land use will also be adjusted to be in accordance with the expansion of BTS/MRT network in the future.


What is an urban plan?

     To put it simply, an urban plan is one of the regulations that is used as a tool to design the use of plots of land in each area to be in accordance with the planned objectives of urban development. It may never come to our attention that every inch of Bangkok is controlled by an urban plan. There are regulations on what can or cannot be built in the area.


     There will be major changes in land use in Bangkok after the urban plan is revised as a result of the expansion of BTS/MRT network.


The city will be expanded along BTS/MRT routes in 3 directions as follows:

       - To the north along the Red Line and Green Line

       - To the east along the Green Line in Samutprakarn and along Airport Rail Link route and Orange Line

       - To the west along the Blue Line in Petchakasem and Bangkae area


     The central business district in Bangkok will continue to be around Silom, Sathorn and Sukhumvit. Sub-central business district will be extended to Rama 9-Ratchadapisek area.


     At the same time, there is an idea to promote Banthatthong road and Charoenkrung-Charoennakorn road as commercial area in line with creative economy concept.


     Furthermore, in the new and improved Bangkok urban plan, there will be 3 more transportation hubs where commercial area will be developed. It is called Transit Oriented Development. The 3 transportation hubs are:


       - Transportation Centre in Bangsue

       - Transportation Center in Makkasan

       - Transportation Center in Wongwien Yai


     Apart from being transportation hubs in Bangkok, the area surrounding the above 3 transportation centers will be developed commercially. High-rise residential condominiums will also be developed. The 3 areas will become the prime locations for property development in the future.


     As for suburban area, the newly improved Bangkok urban plan will promote the building of community center in suburban area to support city expansion in various areas such as Ladkrabang, Nongchok, Bangkapi, Meenburi, Sapanmai, Talingchan, Petchakasem, Bangkhae and Rama 2.


     All of the above are areas that will be upgraded both in terms of residential and commercial development and will become prime locations in the future. L.P.N.
